Halton Hills hosting public meetings on residential development proposals in Acton, Georgetown

Halton Hills council will be hosting two public meetings on Monday, June 22 at 6 p.m. to gather community feedback on a pair of development proposals in Acton and Georgetown.

Five-storey apartment building in Acton

In Acton, Castlegrove Developments Inc. has submitted applications seeking an official plan amendment and a zoning bylaw amendment for 97 Bower St.

According to the staff report, the developer wants to construct a five-storey residential apartment building containing 80 units.

The layout is slated to include a mix of eight studios, 20 one-bedroom units, 22 one-bedroom and den units, 18 two-bedroom and den units and 12 three-bedroom units.

The site plan details a total of 92 parking spaces alongside an outdoor amenity space featuring a patio and a designated dog run area.

Because the vacant 2.37-acre site is currently designated for low-density residential use, amendments are required to reclassify the property to a site-specific “High Density Residential Area.”

The report notes that early feedback from residents raised concerns regarding traffic, parking, reduced side yard setbacks and how a five-storey structure will look within the mature, low-density neighbourhood.

Conversely, some written correspondence has also been submitted in favour of the added housing stock.

Vision Georgetown sales centre and model homes

In Georgetown, Mattamy Homes is looking to jump-start its sales operations for the Vision Georgetown secondary plan community.

According to the staff report, the builder is requesting a temporary use zoning bylaw amendment for 10114 and 10242 Eighth Line.

Mattamy Homes is seeking permissions for a period of three years to build a new homes sales centre, an associated parking lot and up to 16 model homes in advance of a formal draft plan of subdivision approval.

The initial phase would feature eight “dry” model homes that will not yet be hooked up to municipal services.

An additional eight model homes could follow immediately behind them in a future phase.

The model homes and sales centre would occupy 2.6 acres within “Phase 1” of Mattamy’s total holdings.

The report notes that the first phase is planned to eventually accommodate roughly 310 single-detached lots, 345 townhouse lots, two high-density residential blocks, one commercial retail block and a neighbourhood park.
